Financing is more than just going to a
bank, and seeing how they feel like treating you. Can you think of
anyone that hasn't sat down with a banker, and answered questions about
every single thing involving their credit report, their income, and all
the other things they didn't feel like disclosing, only to find out
"they" couldn't help them?

property, the problem may not be the bank's tolerance to risk. The
problem may actually be the fact that the transaction, or investment
does not pencil out, or there is little, or no margin for error. The
fact that the investor may not be able to make the payments with enough
cushion to account for unforeseeable difficulties may play a part in the
bank's way of looking at things. What one must remember, is the fact
that sometimes the bank's refusal to fund a deal may be a clue that the
deal is not a good as it may seem, or an investor is doing more hoping
for the best, than building for the future.
